ALTA Surveys for Long Island Commercial Transactions

Request an ALTA survey for your commercial property with Aerial Land Surveying, D.P.C. Share the title requirements, agreed scope and closing date so our office can discuss the order.

Put the Transaction Requirements Together

  • Title and Lender Instructions

Send the title commitment or other title evidence available for the property, together with the survey requirements from the lender, title insurer and other transaction parties. Identify the property being surveyed and the contact who can clarify the requested scope.

An email that says only "ALTA needed" leaves important questions open. Include the specified standard, requested Table A items, certification parties and the date the transaction team needs the survey. If parts of the package are still being assembled, identify what is available and what remains outstanding.

  • Property and Transaction Contacts

Provide the address, parcel information and the parties involved in the order. For a transaction covering several parcels, identify the full property being considered and any questions about the survey limits. Include who will coordinate access and who should receive scope questions or completed documents.

Title, lender and legal contacts can have different responsibilities in the same transaction. Naming the appropriate contact for each question helps the office discuss requirements with the person able to resolve them.

  • Your Closing Schedule

Share the closing date and any earlier deadline for survey review. The date needed for a title or lender review can matter as much as the closing itself, particularly if the parties expect time to consider survey-related questions.

Our office can discuss availability once the property and proposed scope are understood. Tell us if the schedule changes so the conversation remains tied to the current transaction requirements.

Scope for Your ALTA Survey

The Current Standard

The 2026 ALTA/NSPS Minimum Standard Detail Requirements took effect on February 23, 2026. The standard addresses the survey and its map or plat, certification and applicable optional items. The order needs to identify the requested work under that standard together with any other applicable requirements.

Refer to the ALTA/NSPS Land Title Survey Standards for the official current resources. Our office can discuss the survey request in relation to the property's title package and intended use.

Agreed Table A Items

Requested Table A items should be identified and discussed as part of the engagement. Send the transaction team's selections with the request so the scope and quote can account for them, including any qualifications or additional information that need agreement.

A previous order's selections should not be assumed to fit a new property. Confirm the current transaction's requirements with the parties requesting the survey. The 2026 ALTA/NSPS FAQs provide additional explanation of the current standard.

Certification and Additional Requests

Provide the names of the parties requesting certification and any proposed wording with the order information. Special requests need review before they become part of the engagement. This includes requests attached to a lender checklist or added after the initial inquiry.

If your team needs information for design, development or a separate application as well as the transaction, describe that intended use explicitly. The office can discuss whether it belongs in the proposed work or needs a separate scope.

ALTA Survey Document Checklist

Property and Title Information

Gather the material already available for the transaction. You can begin with the property and purpose, then arrange the remaining information with the office.

  • Property address, parcel identifiers and the full area included in the request
  • Current title commitment or other available title evidence
  • Recorded documents referenced in the title material, as available
  • Existing surveys or other property information you want reviewed

Identify the source and date of existing material where possible. A document from a previous transaction is useful context, while the current parties still need to establish what they require for this order.

Scope and Delivery Information

Include the instructions that define what the survey must support and who will use it.

  • Requested ALTA/NSPS standard and Table A selections
  • Lender or title-company survey requirements
  • Certification parties and any requested additional wording
  • Closing date, survey-review date and delivery contacts
  • Access contact and any known restrictions affecting the property

The purpose of this checklist is to start a complete scope conversation. If an item is unavailable, tell us what is pending so the office can discuss the next step with you.

Sending Your Request

Use the quote form to identify the property and transaction. Summarize the requirements in the project details and mention the documents you have. Our office can arrange document exchange as the order is discussed.

A Contact for Survey Questions

A commercial file can involve the owner, attorney, lender, title company and property manager. Tell us who is authorized to clarify the survey instructions and who should receive updates. If an instruction changes, send the revised requirement with the property and order reference.

We strive to keep communication clear about the requested work and the questions that need an answer. Where another transaction party needs an explanation, identify that contact so the discussion can stay connected to the order.

Order Updates

At project commencement, you'll receive an emailed order-tracking link showing where the job stands and which department is working on the file. Keep that message with the transaction information so you can refer to it as the work progresses.

Our office remains available for questions about an update. We strive to communicate changes affecting a job so the people relying on the survey can discuss their next steps with the current information.

Changes to the Transaction

Let the office know about a revised parcel description, updated title package, added certification party or changed review date. These details can affect what needs to be discussed before delivery. Send the revised request with its date so the current instructions can be identified.

A new requirement should be reviewed against the agreed work. The office can discuss any effect on scope, pricing or timing rather than leaving the transaction team to assume that an additional request has been included.

Pricing and Availability

A Quote for the Agreed Work

ALTA survey pricing depends on the property and requested scope. The extent of the property, title information, existing documentation, access and agreed optional items all help define the request. A quote for a different property is not a reliable description of the work needed here.

Provide the requirements from the transaction team at the outset, including any deliverable instructions. Our office will discuss the proposed survey, pricing and timing with you before arrangements are made.

Expedited Requests

Need a job done in two to three business days? Contact us for expedited pricing and availability.

Include the property, available title documents, requested scope and the date the survey must reach its reviewers. Availability is discussed for the specific order. Share any change to that date promptly so the office can review the request with you.

Coverage for Your Commercial Property

Long Island Transactions

We serve commercial properties in Suffolk County, Nassau County and the Hamptons. Our Long Island coverage page provides the regional starting point, and the property address lets the office discuss the particular location with you.

Other Confirmed New York Areas

Our coverage also includes the Bronx, Brooklyn, Queens, Staten Island, Rockland County and Westchester County. Manhattan is outside our service area. For a property near the edge of this coverage or an order involving multiple locations, contact the office about the addresses before making arrangements.

Questions About the Order

Does Every Commercial Transaction Need an ALTA Survey?

The required survey depends on the transaction and the parties requesting it. Ask the lender and title team to identify their requirements, then share those instructions with the survey request.

Can an Ordinary Title Survey Satisfy the Request?

A request for an ALTA/NSPS Land Title Survey needs to be reviewed on that basis. An ordinary title survey should not be treated as automatically equivalent. Send the actual requirement so the appropriate service and scope can be discussed.

Can I Request a Quote Before the Title Package Is Complete?

Yes. Start with the property address, purpose and available instructions, and identify the missing material. The office can discuss what is needed to establish the scope and timing.

Can You Help Explain a Survey Question to Our Team?

Contact the office with the property and order reference, the question and the relevant transaction contact. Identify the issue you need clarified so it can be addressed in the context of the work.

Where Should I Start for a Residential Closing?

Our title survey service addresses residential transaction requests. If you are comparing product types, read the ALTA and boundary survey guide and confirm the requested deliverable with your transaction team.
